Tenant Fees
In accordance with the Renting Homes (Fees etc.) (Wales) Act 2019, My Place Properties does not charge contract-holders or prospective contract-holders any fees unless the payment is specifically permitted by law.
The following payments may be required in connection with an occupation contract:
Rent
- Rent is payable at the amount and frequency stated in your occupation contract, normally monthly in advance.
Security Deposit
A refundable security deposit will normally be required before you move into the property. The amount will be confirmed before you commit to the property and may vary depending on the individual property and circumstances.
Where a security deposit is taken, it will be protected with the Deposit Protection Service (DPS) in accordance with the applicable legal requirements.
Holding Deposit
Where applicable, a holding deposit of no more than one week’s rent may be requested to reserve a property while your application is considered.
Before a holding deposit is taken, you will be provided with the information required by Welsh law.
The holding deposit will be dealt with in accordance with the Renting Homes (Fees etc.) (Wales) Act 2019. Depending on the circumstances, it may be applied towards your first payment of rent or security deposit, refunded to you, or retained where the law permits.
Payments in Default
Certain payments may be required where permitted by law and provided for within your occupation contract.
- Late Payment of Rent: Where rent is more than 7 days overdue, interest may be charged at a rate not exceeding 3% per annum above the Bank of England base rate, calculated on the outstanding amount for the period during which it remains unpaid.
- Lost Keys, Locks or Security Devices: Where a contract-holder loses a key, lock or other security device, they may be required to pay the actual reasonable cost of replacement. Evidence of the cost will be provided where required.
OTHER PERMITTED PAYMENTS
Depending on the terms of your occupation contract and the property, you may also be responsible for permitted payments relating to:
- Council Tax
- Utilities, including gas, electricity and water
- Television licence
- Communication services, such as telephone, broadband, cable or satellite services
- Any permitted service charge applicable to the property
- A further copy of the written statement of your occupation contract where a charge is permitted by law
EARLY TERMINATION AT YOUR REQUEST
If you wish to leave a fixed-term occupation contract before the agreed end date, please contact us.
You may remain responsible for your contractual obligations, including rent, unless an alternative arrangement is agreed with the landlord. Where the landlord agrees to an early surrender, any payment or arrangement will be agreed with you in accordance with Welsh law.
PETS AND CHANGES TO YOUR OCCUPATION CONTRACT
We do not charge an administration fee simply for amending an occupation contract.
Where permission to keep a pet is agreed, the landlord may request an additional amount towards the security deposit where appropriate. Any additional security deposit received will be protected in accordance with the applicable deposit protection requirements.
Prohibited payments
We do not charge contract-holders or prospective contract-holders fees for:
• Applications or administration
• Referencing or credit checks
• Viewings
• Guarantor arrangements
• Preparing an inventory
• Check-in or check-out
• Preparing or signing the initial occupation contract
• Renewing an occupation contract
• Amending an occupation contract where such a charge would be prohibited by law
Client money protection
My Place Properties is a member of a Client Money Protection scheme provided by Mint Insurance. Further information is available from our team on request.

My Place Properties is a member of The Property Redress Scheme (PRS), providing access to an independent redress process where applicable. Further information about our complaints procedure and redress membership is available on request.
